Earlier rental listings
What each rental's own record shows about its past listings: the asking rent when it came off the market, and how many days that took.
The local rental market
How many homes like it are for rent, the median rent and rent per square foot, how long listings have been up, how many have cut their rent, and rent by bedroom count.
Cash flow and returns
Rent less vacancy, taxes, insurance, HOA and running costs, then the mortgage: monthly cash flow, cap rate and cash-on-cash return, with every assumption shown and editable.

How the rent estimate is built
- Comparable rentals— homes of the same type listed for rent now, within 30% of the home's size: the same bedroom count first, in the tightest radius (1 to 5 miles) with enough of them, and one bedroom either way only when there aren't enough within 5 miles. Condos and apartments are also compared with units in the nearest apartment buildings.
- Size adjustment— each rent is adjusted for the difference in size at half the local rent per square foot, never more than 10% of that rental's rent.
- The estimate — the closest matches on size, distance and bathrooms count most; the range runs from the lowest to the highest adjusted rent, and rentals far out of line are set aside.
- Calculated, not written — every figure is computed from the rentals shown; nothing in the numbers is written by AI.
Honest when the evidence is thin
Large homes and rural areas often have few comparable rentals. Instead of stretching a number, the report says there isn't enough evidence for an estimate, lists the nearest similar rentals as they are, and shows the public record's automated rent figure for reference — clearly labelled as not built from those rentals.
Two ways to run it
- From a comp search — click Rent analysis on the Results page. No extra credit.
- Adjust it— correct the home's facts, add an efficiency or ADU that rents separately for a total monthly rent, and enter your client's purchase price for the yield. Free.
- On its own — use the Rent analysis tab on the search page to go straight from an address to the report, without pulling sale comps. One search credit.
Who it's for
Agents working with investors sizing up a purchase, owners deciding whether to rent a home out or sell it, and anyone who needs a rent figure they can explain line by line rather than a single automated number.
Rent estimate FAQ
How much can I rent my house for?
Compare it with similar homes listed for rent nearby — the same type of home, a similar size and bedroom count — and adjust for the differences. CMAGPT's Rent Analysis does that from the address: it finds comparable rentals within a few miles, adjusts each for size, and gives a monthly rent and range.
How accurate is the rent estimate?
It is built from current asking rents, which are usually close to, but not always the same as, what a lease is signed for. Every rental behind the figure is shown, with its size adjustment, so you can judge it yourself. Where there are too few similar rentals nearby the report says so instead of producing a number.
What are rental comps?
Rental comps are comparable homes listed for rent: the same kind of home, nearby, of similar size. They are the rental equivalent of the sales comps in a CMA.
What is the difference between market rent and fair market rent?
Market rent is what a home would rent for on the open market today, from comparable listings. Fair Market Rent (FMR) is a figure HUD publishes for housing assistance programs — a set percentile of local rents, not an estimate for a specific home.
What does the Rent Analysis cost?
It is included with the Pro and Premium plans. After a comp search it uses no extra credit; run on its own from an address, without a comp search, it uses one search credit.
Sell it or rent it? Answer both in one visit.
Run the CMA and the Rent Analysis from the same search: what the home would sell for, and what it would rent for.
